How to Search For RERA Kerala Registered Agents?

Before you invest in property, you should look into whether or not the agent is registered. The search will help you in the long run, so don’t worry too much about it. Here’s how to look for RERA Kerala registered agents.

How to Register with RERA Kerala as a Promoter

There are no online services for registering with RERA in Kerala. So, for the project to be registered, the promoter will have to fill out a physical application form and send it to RERA officials. All a promoter has to do is download the application form, fill it out, attach the necessary documents, and send it to the mailing address. Here are the steps an advertiser must take.

After the application form and documents are reviewed and approved, an RERA project certificate and number are given.

RERA Kerala: How to Register with RERA Kerala as an Agent

Form G, which is the RERA Kerala application form for agents, needs to be filled out by an agent. On the RERA Kerala website, you can easily download a form. You can find it in the Downloads section. Now, fill out Form G, attach copies of all the required documents, and mail it to the address above. After getting the documents, the authority will evaluate them, and when that’s done, the RERA registration number will be given to the agent.

RERA Kerala: Document Checklist of Kerala RERA

For project registration, promoters and agents need to have the following documents ready.

Required Documents for Promoters

1. A copy of a  PAN Card
2. Balance sheet of last financial year- audited by CA 
3. Last three years Income Tax Return (ITR) 
4. Open parking area in the real estate project 
5. A copy of a title deed- a clear title of the promoter to the land should be specified 
6. All the details of encumbrances on which the development is proposed. It must have all the details like title, dues, interest, litigation etc. 
7. A self declaration stating all the allottee will have same rights, no discrimination will be done. 
8. Details of all existing projects- status of the project, total area, built area, carpet area etc. 

Require Documents for Agents

1. PAN card copy
2. Address proof of partners/directors/agents.
3. Address proof of office from where business is conducted 
4. Registration certificate, only if a firm or a company 
5. Passport-size photographs of agents, directors or partners
6. Last three years’ Income Tax Returns

Fees and Charges of RERA Kerala

When registering with RERA Kerala, a real estate agent must pay a registration fee of Rs 25,000 and another fee of Rs 2,50,000. 

RERA Kerala: How to File a Complaint with Kerala RERA

Anyone, like a home buyer, an agent, or a promoter, can file a complaint with RERA Kerala. Anyone who breaks, cheats, or breaks the rules of RERA can file a complaint. You can’t make a complaint online because there’s no way to do so. But it can be done without the Internet. For an offline complaint, the person making it has to fill out a paper complaint form. Form N is filled out if the complaint is to the Adjudicating Officer. Don’t forget to make three copies of the complaint because it will be sent to all the people involved.
